vsync prob with a twist

I see there's a sticky about turning vsync off but I have a slight problem when vsync is turned off.

You probably guessed already that I have a problem with my fps, it's only getting to 60fps in cs 1.6.
If I turn vsync off, the connect screen shows 100fps which is all good but when I try and load a game either on my own single server or on a multiplayer server, cs crashes at preaching resources. It will load if vsync is turned on tho but that just gives me 60fps like previously stated.

I've been on steam site and there's a thread about it to add a line to launch settings. Tried that and cs doesnt even load when u join a server.

My directx is up to date, I have framework and all my drivers are up to date. There isn't any windows updates left to install either. I've tried setting the cs resolution to the same as my desktop and tried all different resolutions but still crashes at preaching resources bit with vsync turned off.

Anyone know if there's something I'm doing wrong or have u got something else I can try?
I tried getting a refresh rate fix like reforce but I want 1 safe for vista use.

Pc spec is as follows:

Hard drive
Western Digital VelociRaptor 300GB 10000RPM SATA-II 16MB Cache
Processor
Intel Core 2 Quad Pro Q6600 2.4ghz
Memory
OCZ 4GB (2x2GB) PC2-6400C4 800MHz Reaper HPC Enhanced Bandwidth Edition Dual Channel DDR2
OS
Microsoft Windows Vista Home Premium 64-Bit Edition
Power Supply
Coolermaster Real Power 700w Modular Power Supply
Motherboard
Asus Maximus Formula Intel X38 (Socket 775) PCI-Express DDR2 Motherboard
Case
Antec Nine Hundred Ultimate Gaming Case
Blueray
Pioneer BDC-202BK 5x BD-ROM + 12x12 DVD±RW Serial ATA Dual Layer ReWriter
Graphics Card
1024mb Geforce 8800GT

Any advice, help would be appreciated,
Thanks,
ConTenDeR.

sounds like there is a problem with the actual game....

load up steam, into the games list, right click on the offending game, properties (or settings cnt remember) then verify the file integrities =) see if that helps

Nope, that hasn't worked either.

I formatted the pc too so everything was fresh and still didn't work.

erm, try checking the device manager to see if there is any conflicts between devices... have you always had this problem? or is it recent

most likely to be a problem with ur graphics drivers. try downloading some beta graphics or some old ones (there on the nvidia website somewhere)

Ok, I tried 3 different sets of drivers and the same problem for all of them.

I have however found something else out...

If I turn vsync off and load pc up. Then start cs within the first approx 2 mins, it will play with 100fps fine. Once I close it and leave it a few mins, it then hangs on precaching.

I thought maybe something is open that is clashing after start up so closed everything in task manager apart from cs but still didnt make any difference.

If I have vsync on, it doesnt hang no matter how long I leave it.

There must be a reason why it hangs with vsync off after a few mins?

***update***

closing the steam interface (still running in systray) then reopening causes it to hang even with vsync on.

Sounds like Steam is having trouble with something. Thats my $0.02's done ^_^

Maybe a 64-bit issue? I dont keep up to date with Vista stuff, but last I heard a fair bit of software and hardware were still having trouble with it.
